When you are buying a house, there are many different factors involved that need to come together so you can remove your subject to conditions and go forward with your offer.
Subject to conditions are just that. When you put conditions in your offer, you are saying you would like to purchase said piece of property on these conditions. On the condition the building has an inspection and is up to code, on the condition you can get financing through a financial institute and a rate you can afford, on the condition that you can get insurance, on the condition that your satisfied with the zoning and if it suits your future needs, etc...
In my contracts, I will include subject to conditions that pertain to your individual situation. This way, you are protected and have the time to research what is important to you so that you are comfortable removing the conditions on your specific date, hence firming up your offer. If you find something that is not satisfactory while doing your due diligence in the condition research, your offer can be withdrawn and the deal will collapse, freeing you to move on to another search.
